1. Spruce up the yard and walking paths.
Curb appeal is a homes first impression, make it a good one. Keep your landscaping pretty, remove dead tree limbs, rake leaves, and fluff up flowerbeds.
Consider exterior lighting, on timers even, so when an agent shows the home in the evening, the beautiful exterior will be visible.
2. Clean gutters and leak free roof.
Overflowing gutters can damage your foundation, and also lead to drainage issues. One of the first things a home inspector will look for.
Leaky gutters can cause roof stains, warped window frames, and a host of other problems that buyers will not want to be involved with.
If buyers visit the house when it's raining they will notice roof issues, too.
Better to be safe and close the sale, then to have it fall apart after the inspection.
Some home owners schedule a pre-inspection before listing a home for sale so they can address any serious issues before it hits the market.
3. Service your heating and cooling system.
Check your furnace: Make sure to winterize and have a check up before you list your home.
While you're at it, have the duct work and filters cleaned, if you have baseboard heaters, vacuum those out, too. Have a fireplace, a chimney? Be sure to have it inspected and cleaned as well.
If you do not want to update the home, and fix a few things, then your agent can list it under "As Is" condition. This would be a great investment opportunity for a handyman. We will cover that in a future blog post.
